Who is Interlock Metal Roofing (New England) Inc.?

We are the certified and exclusive Interlock® roofing contractor for New England, installing Interlock® roofs since 1999 from our office in Walpole, Massachusetts. We install one roofing system, the Interlock® aluminum roof, manufactured by Interlock Roofing and installed by our own company in Massachusetts, New Hampshire, Connecticut, Rhode Island, Maine and Vermont. Which states do you install in?

All six New England states: Massachusetts, New Hampshire, Connecticut, Rhode Island, Maine and Vermont, from one office in Walpole, Massachusetts. Massachusetts has the most roofs in our job book, followed by New Hampshire, Connecticut, Maine, Rhode Island and Vermont. It is the same company and the same warranties in every state. Are you the same company as the manufacturer?

No. Interlock Roofing manufactures the panels and issues the Guardian Lifetime Limited Material Warranty on the material. Interlock Metal Roofing (New England) Inc. is the New England company, based in Walpole, MA, that sells, installs and services them, and it gives you the 10 Year Limited Labor Warranty on the installation. The two work closely, but they are separate companies.

Where is an Interlock roof made?

In North America. The panels are manufactured by Interlock Roofing at its plant in Delta, BC, and installed in New England by our own company, Interlock Metal Roofing (New England) Inc. The company that quotes your roof is the company that installs it and stands behind the workmanship.

How many roofs have you installed in New England?

Our job book lists more than 5,000 completed, published Interlock® roofs in New England since the company was founded in 1999. Brockton, Lowell, Worcester, Warwick and Plymouth have the most, followed by Quincy, Manchester, Derry, Springfield and Gloucester. Every completed roof is listed by town, so the town pages show the record for your area, including the profiles and colors chosen there.

Are you licensed in my state?

Yes, wherever a state license or registration applies: Connecticut 566583, Massachusetts 139640, Rhode Island 18345 and Vermont 174.0000695, plus a Maine Transient Seller license, CO9483. New Hampshire and Maine have no state roofing license. Whoever you hire, look up their registration on the state's own website rather than taking a number on trust, and ask for a certificate of insurance that comes directly from their insurer.

Are you a lead-safe certified firm?

Yes. In Connecticut, Maine and New Hampshire we are a U.S. EPA Lead-Safe Certified Firm, certified only for purposes of TSCA Section 402. We are also a Vermont Department of Health Lead RRP Firm. That matters on homes built before 1978, where renovation work that disturbs painted surfaces such as trim and fascia falls under the EPA's Renovation, Repair and Painting rule. Massachusetts and Rhode Island run their own state programs, and our EPA certificate does not apply there. Our lead-safe page has the certificate details.

Do you install on Cape Cod and Martha's Vineyard?

Yes. Our job book includes roofs in Falmouth, Mashpee and North Truro on the Cape, and in Edgartown, Oak Bluffs, Vineyard Haven and West Tisbury on the Vineyard. Island and outer-Cape jobs take more planning for materials and crews, and we build that into the written price and schedule. Our Cape Cod page covers salt air, wind and the local details.

What roof profiles can I choose from?

Six: Slate, Cedar Shingle, Shake, Mediterranean Tile, Standing Seam and Solid Copper. Slate is the most popular, and Shake and Cedar Shingle are the usual choice when an owner wants to keep the look of a wood roof. Every profile needs a minimum 3/12 roof slope. We bring samples to the consultation so you can see each one against your house.

How long does a metal roof last?

Longer than the asphalt and cedar roofs it usually replaces, because aluminum does not rust or rot and absorbs no water to freeze and thaw inside it. The written terms are the warranty: the manufacturer's Guardian Lifetime Limited Material Warranty covers the material and finish for the original purchaser while they own the home, and a transferred warranty runs to 50 years from substantial completion. Our job book has New England roofs going back to 1999.

Is an Interlock roof aluminum or steel?

Aluminum. The roofs we install are heavy-gauge aluminum, and Solid Copper is the other option. The difference matters because aluminum contains no iron, so it does not rust, and it absorbs no water and cannot rot; steel depends on its coating to keep rust away. The manufacturer's ICC-ES evaluation report lists 3105-H24 and 3003-H24 aluminum alloys for the shingle, shake and tile panels, and the aluminum has up to 95% recycled content.

What colors are available?

Nine: Solid Copper, Copper Penny, Hunter Green, Black, Deep Charcoal, Musket Grey, Tile Red, Colonial Brown and Tudor Brown. The finish is the Alunar® coating system, a 70% PVDF coating designed and tested to meet AAMA 2605 and backed by a 30 Year Alunar® Coating Warranty, and the colors are rated by the Cool Roof Rating Council (CRRC). We bring samples to your consultation, because color on a roof reads differently outdoors than on a screen.

Will it look like real slate or cedar?

From the street it reads as a slate, shake or shingle roof. The Slate profile suits the Colonials and Victorians that once carried natural slate, the Shake profile has deep, hand-split shadow lines, and the Cedar Shingle profile has the flatter look of a sawn cedar roof on a Cape. The best way to judge is on your own house: we bring samples and colors so you can hold them up against your siding and trim.

Do you install aluminum shingles?

Yes. Slate, Cedar Shingle, Shake and Mediterranean Tile are all interlocking aluminum profiles. Each piece locks to its neighbors on all four sides with the fasteners concealed, so from the street the roof reads as slate, cedar or tile rather than sheet metal. We price them in writing after a free consultation.

Do you install copper roofs?

Yes. Solid Copper is one of our six profiles, often used on a bay window, porch or entry rather than a whole house. It is priced differently from the aluminum profiles, so ask for it as a separate line in your quote. The manufacturer's Guardian Lifetime Limited Material Warranty covers every Interlock profile, Solid Copper included.

Do you install standing seam metal roofs?

Yes. Standing Seam is one of our six profiles, alongside Slate, Cedar Shingle, Shake, Mediterranean Tile and Solid Copper, and it needs a minimum 3/12 roof slope like every other profile. Bring photos of the look you want to the consultation, and we will go through the details with you and price it in writing.

How heavy is an Interlock roof?

Roughly 0.4 to 0.7 lb per square foot depending on profile, a fraction of the weight of concrete tile or natural slate. That leaves the structure's capacity for snow load through a New England winter, and replacing slate or tile usually takes weight off the house. We still check the deck and framing at the consultation and put anything that needs attention in the written quote.

What is the minimum roof slope for an Interlock roof?

3/12. Every Interlock profile needs a minimum 3/12 slope, and the manufacturer's ICC-ES evaluation report lists 3:12 with code-compliant self-adhered underlayment. If part of your roof is flatter than that, such as a porch or a low addition, that section needs a different roofing system, and we will point it out at the consultation so it is dealt with in the written quote.

Is an aluminum roof environmentally friendly?

It has a strong case. The aluminum in Interlock panels has up to 95% recycled content, and a roof that does not need replacing avoids the repeated tear-off waste of shorter-lived roofs. The colors are CRRC-rated, so their solar reflectance and thermal emittance are published.

Is an Interlock roof fire rated?

Class A Fire Rated Available, as a complete assembly. Under ASTM E108 (UL 790) a fire classification belongs to the assembly, not the panel; on our roofs that assembly is Interlock aluminum over two layers of GAF VersaShield® on 15/32-inch plywood. Aluminum itself does not ignite. If you want the assembly, ask for it in your quote, where it is priced as a line item.

Is a metal roof fireproof?

No roof is fireproof, and we won't call ours that. What we can offer is Class A Fire Rated Available, as a complete assembly, and aluminum that does not ignite. Embers still find gutters, vents and gaps at the roof edge, so if your house backs onto woods, we go through those details with you at the consultation, not just the panels.

What warranties come with an Interlock roof?

Two kinds of coverage. The manufacturer, Interlock Roofing, gives the Guardian Lifetime Limited Material Warranty on the aluminum material and its factory finish. We, Interlock Metal Roofing (New England) Inc., give a 10 Year Limited Labor Warranty on the workmanship of the installation. They are separate documents with separate terms, and you can read both before you buy.

What does "lifetime" mean in the Guardian warranty?

For as long as the original purchaser owns the home on which the roof was installed and remains the registered owner under the warranty. It is a limited warranty on the material and its factory finish, and it does not cover installation workmanship, which is covered separately by our 10 Year Limited Labor Warranty.

Can I transfer the warranty if I sell my home?

The Guardian Lifetime Limited Material Warranty transfers once, to the next registered owner, who is covered to 50 years from substantial completion. The transfer has to be registered with the manufacturer within 60 days of the change of ownership, with proof of purchase and a $300 transfer fee. Keep your registration and contract with the house papers. Our 10 Year Limited Labor Warranty is not transferable.

Which warranty covers a leak?

It depends on where the water gets in. If the problem is in how the roof was installed, such as flashings, trim or a detail, it is a labor warranty matter for us. If it is a defect in the panels or their finish, it is a Guardian matter for the manufacturer. If you are not sure, email newenglandservice@interlockroofing.com or call the office first, and we will tell you which applies.

How do I make a warranty claim?

For workmanship, contact our service team at newenglandservice@interlockroofing.com no later than 10 days after you find the issue, with your name, the roof's address, when it was installed and a description with photos. For the material, write to guardian@interlockroofing.com within 30 days of the issue becoming known, with your registration number, installation date, photos and contact details. If you are not sure which applies, contact us first.

Do I need to register the Guardian warranty?

Yes, using the registration form we supply with your roof. Registration matters because a claim asks for your registration number, and a transfer to a new owner later works from the registered record. If you need another copy of the form, ask us.

What does the material warranty not cover?

Read the exclusions before you sign. The Guardian Lifetime Limited Material Warranty excludes, among other things, installation workmanship, severe weather and Acts of God, hail larger than 1.5 inches, condensation, ice damming, normal wear including minor scratches and dents, and alterations, foot traffic or equipment added after installation. The full warranty document lists every exclusion.

Can I read the warranties before I buy?

Yes, and we would rather you did. The Guardian warranty summary and the full 10 Year Limited Labor Warranty text are on our warranty pages, and we hand you both warranty documents with your quote.

How much does a metal roof cost in New England?

It depends on your roof, so we price each house after a free consultation instead of publishing a number. The biggest factors are roof area, pitch and complexity (valleys, dormers, skylights and chimneys), what is under the old roof, the profile you choose, and options such as the Class A Fire Rated Available assembly or snow guards. Island and hard-to-reach sites change the logistics too. You get a written price after your roof consultation, and anything the deck needs goes into that quote, not into a change order later.

Why don't you publish a price per square foot?

Because a per-square-foot number would be wrong for most houses. Two homes on the same street can differ a lot in roof area, pitch and what is underneath the old roof, and those differences move the price more than the panels do. You get a written price for your house after your roof consultation. If you are comparing quotes, compare the system, the fasteners, the warranty terms and the contractor's registration and insurance first, then the price.

Is the estimate free, and am I obligated to anything?

Yes, the estimate is free, and there is no obligation. Consultations are by appointment, at your home or on Zoom. We go through profiles and colors with you using real samples, and you get a written price after your roof consultation, once the roof has been seen. What you do with it after that is up to you.

Will the price change after I sign?

Your written price is based on what we can see and measure at your roof consultation. If we find something that needs attention, such as soft decking or framing that needs work, we include it in the written quote before you sign. Anything that can only be seen once the old roof comes off is discussed with you and agreed in writing before extra work is done.

Is a metal roof worth it compared with asphalt shingles?

For an owner who wants to stop re-roofing, usually yes, though it costs more up front than an asphalt re-roof. We install one roofing system and don't install asphalt, so if you're comparing us with asphalt you're comparing a roof you'll replace again with one that shouldn't need it. Interlock panels lock on all four sides with concealed fasteners, aluminum absorbs no water and cannot rot, and the Guardian Lifetime Limited Material Warranty covers the material and finish for the original purchaser while they own the home. The trade-offs are the higher upfront price and the need for a trained installer.

Do you offer financing?

Only through promotions, and offers change. When a promotion includes payment terms, it is shown on our home page with its full conditions and expiry date, and the terms you qualify for are written into your quote. We don't offer standing financing, so check the current offer or ask at your free consultation.

How does a metal roof handle heavy snow?

It sheds it. Snow and ice can build up and release suddenly, so keep the area under the eaves clear of people, cars and property through the winter. Snow guards over entries, decks, walkways and the driveway restrict how much releases at once, and we price them as a line item. The panels weigh roughly 0.4 to 0.7 lb per square foot, which leaves the structure's capacity for snow load.

Do you install snow guards?

Yes. Snow guards over entries, decks and walkways are priced as a line item in your written quote, and we plan their placement with you at the consultation. Tell us where you park, walk and store things under the eaves. If you want guards added or moved after the roof is finished, call us to arrange it. Guards restrict how much snow releases at once, but they also let more snow stay on the roof.

Will a metal roof stop ice dams?

We won't promise that, and neither warranty does: ice damming is excluded from both the manufacturer's material warranty and our labor warranty. Ice dams come from heat loss. Warm air from the house melts snow on the upper roof, and the water refreezes at the colder eaves, so the fix lies in attic insulation, air sealing and ventilation. We look at those with you at the consultation, before we quote.

How does an Interlock roof handle a nor'easter?

It is built for what a nor'easter brings: wind, wind-driven rain and heavy, wet snow. The panels lock to each other on all four sides with the fasteners concealed, so there is no loose edge or exposed screw for wind and water to work at, and the light panels leave the framing's capacity for snow load. Severe weather and Acts of God are excluded from the material warranty, so storm damage is a home insurance matter.

Will an aluminum roof rust near the ocean?

No. Rust is corrosion of iron and steel, and aluminum contains no iron, so salt air on Cape Cod and the Islands, the North Shore, the Rhode Island and Connecticut shoreline or the Maine coast has no rust to start at a scratch, a cut edge or a fastener hole. That is the main reason Interlock roofs are aluminum rather than steel. Rinse salt and dirt off from the ground now and then, as you would on any roof.

How does an aluminum roof handle freeze–thaw cycles?

Well, because aluminum absorbs no water, so there is nothing in the panel for meltwater to soak into, freeze and expand. New England roofs go through that cycle again and again through late fall, winter and early spring. Interlock panels lock to each other on all four sides with the fasteners concealed, so there are no exposed screw heads for water and ice to work at. Flashings, valleys and gutters still have to drain, and we check those details at the consultation.

What is the best roofing material for New England winters?

One that sheds snow, absorbs no water and has nothing exposed for wind or ice to work at. That is the case for interlocking aluminum: it has no water to freeze inside it, contains no iron to rust, is light enough to leave capacity for snow load, and locks on all four sides with concealed fasteners. Pair it with good attic insulation and ventilation, because no roofing material prevents ice dams on its own.

What wind speed is an Interlock roof rated for?

Wind resistance is warranted to 120 mph when installed to manufacturer specification, under the manufacturer's Guardian Lifetime Limited Material Warranty. The panels lock to each other on all four sides with the fasteners concealed, which leaves no loose edge for a nor'easter or a summer thunderstorm to get under. Damage from severe weather and Acts of God is excluded, so read the exclusions before you buy.

Will a metal roof stand up to hail?

Interlock's Slate, Shingle, Shake and Tile panel families carry a UL 2218 Class 4 impact rating, the highest class in that standard, tested and listed by Intertek under Delta Building Products, the manufacturing operation in Delta, BC. The manufacturer's material warranty excludes hail larger than 1.5 inches, and hail damage is a matter for your home insurance.

Is a metal roof noisy in the rain?

Not on a house. The manufacturer's guidance is that on a home with solid decking, underlayment, an attic and insulation, rain noise is comparable to asphalt shingles. The noisy-roof reputation comes from open-framed barns and sheds, where rain hits a bare sheet with nothing under it. Our installs go over a solid deck.

Is a metal roof energy efficient in summer heat?

The finish helps. Alunar® colors are rated by the Cool Roof Rating Council, so their solar reflectance and thermal emittance are published, and lighter colors reflect more of the sun. How much that changes your cooling through a hot, humid New England summer depends on your insulation, ventilation and the house itself, so we don't put a savings number on it. Ask to compare the CRRC values of the colors you like.

Do metal roofs attract lightning?

No. Lightning follows height, shape and isolation, not roof material, so it strikes the tallest point around: a tree, a pole, a chimney, a hilltop. The manufacturer cites the Metal Construction Association's technical guidance that a one-story home with a metal roof is no more likely to be struck than the same home with asphalt. Lightning damage is a home insurance matter.

Can a metal roof get condensation?

Any roof can, and it is often mistaken for a leak. Condensation comes from high humidity and a lack of ventilation, and New England's humid summers and cold winters test both. Keep the attic and other roof cavities well ventilated and the eaves free of blockage; if condensation persists, have the ventilation, insulation and vapor barrier checked. Condensation is excluded from the manufacturer's material warranty.

How long does a metal roof installation take?

There is no fixed figure, because timing depends on the stock of the profile and color you choose, crew availability, the building permit where one is needed, the season, and the size and complexity of the roof. We confirm the timing for your project in writing. Hips, valleys, dormers, skylights and chimneys each add flashing and time, and island or remote sites add logistics.

Can a metal roof go over my existing shingles?

Only over a single layer of asphalt shingles, and only after inspection. Cedar shingles and shakes, concrete tile and natural slate always come off. With one layer of asphalt, we inspect first to see whether a roof-over is suitable, because problems such as rot can be hiding underneath, and they have to be dealt with before the new roof goes on. Whatever the inspection finds is written into your quote.

Do I need a permit to replace my roof?

It depends on your town and the scope of work. Building permits are issued by your city or town's building department, which decides what a re-roof needs, and requirements differ between towns and states; in Massachusetts the State Building Code is 780 CMR. Structural work, such as replacing rafters or sheathing, can change what is required. We confirm the requirements for your address before you sign.

Can you roof a house in a historic district?

Often, but the decision belongs to your local historic district commission, not to us. Check its rules before you sign, because a change of roofing material or appearance may need its review. We can supply profile samples, colors and product documents for the application.

Can you install at a ski house or a vacation home?

Yes, including in Vermont, the White Mountains and along the Maine coast. Long driveways, steep lots and seasonal access change the logistics, and we plan them at the consultation so they are reflected in your written price and install timing. On a ski house, plan snow guards over the entries and the parking area, because snow slides off a metal roof.

Can I put solar panels on an Interlock roof?

Talk to us before anything is mounted. Damage from equipment added to the roof after installation is excluded from the manufacturer's material warranty, so bring us into the racking plan first, and tell us before anyone else works on the roof.

Do you handle skylights and chimneys?

Yes, skylights and chimneys are flashed as part of the roof, and each adds time that is reflected in the price. Point them out at the consultation, along with any vents, dormers or roof-to-wall joints, so every detail is in the written quote.

What maintenance does an Interlock roof need?

Very little, but not none. Have the gutters cleaned regularly and have branches and other debris removed from the roof promptly. Rinse dirt or mildew from the ground with a hose and a well-diluted non-abrasive detergent. Keep attic ventilation working and the eaves clear. Unlike cedar, there is no re-treating, and unlike asphalt, there is no granule loss to watch for.

Can I walk on my metal roof?

It is best avoided, for your safety and for the finish. Do what you can from the ground with long-handled tools, and hire a skilled professional for anything that needs roof access. Foot traffic after installation is excluded from the manufacturer's material warranty, so call us first.

Can I pressure wash a metal roof?

We advise against it. Clean the roof from the ground by lightly hosing it down with a well-diluted non-abrasive liquid detergent and a long-poled soft-bristle brush, and remove debris with a long rope or pole. How fast dirt and mildew build up depends on slope, shade, trees and sun exposure.

Who do I call about storm damage or a fallen tree on my roof?

Email our service team at newenglandservice@interlockroofing.com or call the Walpole office. We can look at the damage and arrange the repair. Damage from wind storms, falling objects and other Acts of God is excluded from the material warranty, so it is usually a home insurance claim; photograph the damage before anything is moved.

Will the color fade, and will I ever need to repaint?

No repainting is part of normal ownership. The factory finish is the Alunar® coating system, a 70% PVDF coating designed and tested to meet AAMA 2605, and it carries a 30 Year Alunar® Coating Warranty. Keep the finish in good shape by cleaning from the ground with a hose and a mild detergent, never a pressure washer, and by keeping foot traffic off the roof.

Can our condominium association replace its roofs with Interlock?

Yes, and the trustees or board usually lead it, because in most condominiums the roofs are common area. In Massachusetts, Chapter 183A of the General Laws, together with your master deed and bylaws, sets out who is responsible for the roof and when owners have to vote; the other New England states have their own condominium statutes. We can meet the board or the property manager, walk the roofs and provide a written price after the roof consultation, with the product documents, color samples and warranty terms owners will ask for.

Can one owner in a condominium get an Interlock roof?

Only with the association's approval, where the roof is common area. Get that approval in writing from the trustees or board before you sign anything, and check your master deed and bylaws for what they require. We can supply the specification sheets and warranty terms the board needs.

How do the warranties apply to a condominium?

The manufacturer's Guardian warranty terms are the same for each building, but the board should read the full terms before it decides, because the ownership and transfer rules matter in a condominium. Our 10 Year Limited Labor Warranty is for the purchaser named on the certificate while a named purchaser owns and lives at the property. We give the board the warranty documents in full with the quote, and get legal advice where the declaration is unclear.

What code evaluation covers the Interlock system?

ICC-ES evaluation report ESR-1790, held by the manufacturer, Interlock Roofing. It evaluates fire classification, wind-uplift resistance and weather resistance for the Shingle, Diamond, Shake and Hidden Fastener Tile panels under the International Building Code and International Residential Code; it does not cover the Standing Seam profile. Acceptance rests with the local building official, so share the report early, and check the current version on the ICC-ES website.

What are the material specifications?

Per the manufacturer's ICC-ES report, the aluminum shingle and diamond panels are 3105-H24 alloy at 0.019-inch base metal, and the shake and tile panels are 3003-H24 or 3105-H24 at 0.0276 inch. The finish is the Alunar® coating system, a 70% PVDF coating designed and tested to meet AAMA 2605, with CRRC-rated colors. Installed weight is roughly 0.4 to 0.7 lb per square foot depending on profile.

How is the Class A assembly built?

Class A Fire Rated Available, as a complete assembly: Interlock aluminum over two layers of GAF VersaShield® fire-resistant underlayment on 15/32-inch plywood, classified under ASTM E108 (UL 790) per ICC-ES ESR-2053. Specify the assembly, not the panel, because the classification belongs to the whole build-up, and ask us for it as a priced line in the quote.

What wind-uplift values are published?

The manufacturer's ICC-ES report ESR-1790 lists maximum allowable uplift loads that depend on the fastening system: up to 177.5 psf for the shingle and diamond panels, 142.5 psf for the hidden fastener tile panels and 115.0 psf for the shake panels. Check the current report before you specify. The Guardian warranty warrants wind resistance to 120 mph when installed to manufacturer specification.

Where can I get spec sheets, test reports and samples?

We can bring samples and colors to a design meeting, in person or on Zoom, and price the roof in writing once the drawings are far enough along.

We're building a new house. When should we talk to you?

Early in the design, before framing. Slope (minimum 3/12 for every profile), the Class A Fire Rated Available assembly if you want it, snow guard locations and the deck are much easier to settle on paper than after the trusses are up. What deck does an Interlock roof need?

A solid deck. For the Class A Fire Rated Available assembly, the deck is 15/32-inch plywood under two layers of GAF VersaShield®. The manufacturer's ICC-ES report sets a minimum 3:12 slope with code-compliant self-adhered underlayment. Confirm the deck and underlayment with us before framing so the roof goes on as specified.

I'm arranging a new roof for my parent. How do we start?

Book the free consultation for a time you can both be there, at the house or on Zoom. We measure the roof, bring samples and answer questions, and you get a written price after your roof consultation, with no obligation. Before anyone signs, check the contractor the same way you would for yourself: a street address you can find, a state registration you can look up, insurance from the insurer, and a warranty you can read in full.

What happens to the warranty if my parent moves or sells the house?

The Guardian Lifetime Limited Material Warranty covers the original purchaser while they own the home, then transfers once to the next registered owner, covered to 50 years from substantial completion, with notice and proof of purchase within 60 days and a $300 fee. Our 10 Year Limited Labor Warranty stays in effect while a purchaser named on the certificate owns and lives at the property, and it is not transferable; ask us to walk you through both before anyone signs.

What protections apply if my parent signs a roofing contract at home?

A three-day right to cancel, among others. The Federal Trade Commission's Cooling-Off Rule (16 CFR Part 429) generally gives a buyer until midnight of the third business day to cancel a sale of $25 or more made at their home, and the seller must explain that right in writing. In Massachusetts, M.G.L. c. 142A also sets contract requirements for registered home improvement contractors and created the Guaranty Fund. Keep deposits modest and get everything in writing.

How much upkeep will the roof need as my parent gets older?

Not much, and none of it needs a ladder if you plan for it. There is no re-treating as with cedar. Gutters need regular cleaning and debris should be removed promptly, ideally by a professional rather than a family member on a ladder. Dirt can be rinsed from the ground with a hose and a long-poled soft brush. Put snow guards over the entry and walkways, because snow slides off a metal roof.

How can we avoid roofing scams aimed at older homeowners?

Check who you are dealing with before anyone books work. Look for a street address you can find on a map, a state registration you can look up yourself (in Massachusetts, the Home Improvement Contractor registry; in Connecticut, the Department of Consumer Protection; in Rhode Island, the Contractors' Registration and Licensing Board), a BBB profile, and finished jobs in nearby towns. Make sure the quote, contract and warranty all name the same company, the one that installs the roof, and read the exclusions before signing.

Will a metal roof lower my home insurance?

That is up to your insurer, so ask them before you assume a discount. What we can give you is the documentation they may ask for: the UL 2218 Class 4 impact listing by Intertek for the aluminum Slate, Shingle, Shake and Tile panels, the Class A Fire Rated Available assembly details if you choose it, and the manufacturer's warranty documents. Some insurers weigh impact resistance; others do not.

Does a metal roof increase my home's resale value?

We can't promise a number, and nobody honestly can. What a buyer gets is concrete: the manufacturer's Guardian material warranty transfers once, giving the next registered owner coverage to 50 years from substantial completion, if the transfer is registered within 60 days of the sale with proof of purchase and the $300 fee. Keep your registration and contract with the house papers.

Are there rebates for a metal roof in New England?

Not for the roofing itself, as far as we know. The utility efficiency programs, such as Mass Save in Massachusetts, NHSaves, Energize Connecticut, Efficiency Maine and Efficiency Vermont, focus on upgrades such as insulation, air sealing and heat pumps. If you are adding attic insulation while the roof is replaced, check your program's requirements separately. Program rules change, so check before you rely on one.

Does home insurance or the warranty cover hail and storm damage?

Generally that is your home insurance, not the roof warranty. The manufacturer's material warranty excludes severe weather, Acts of God and hail larger than 1.5 inches. Check your policy, photograph damage before anything is moved, and email newenglandservice@interlockroofing.com or call the Walpole office so we can assess the repair.
